People sometimes ask why our website lists square footage but not prices. It is a reasonable question. Most of what you buy online has a number next to it.

The short answer is that an office suite is not a product on a shelf. We have twenty-one of them across two buildings, and no two are the same.

Every suite is a different room

Executive Plaza has thirteen suites. Harrell House has eight. They range from a compact single office to rooms large enough for a small team. Some have a marble fireplace. Some face the street. Some sit on the quiet side of the building, and one opens onto a sunroom.

A rate card would have to reduce all of that to a figure per square foot. That figure would be accurate on average and wrong for almost every individual room.

The wrong number sends the right tenant away

A published price is the first thing a visitor sees and often the last. If it is too high for the suite they would have loved, they leave. If it is too low for the suite they end up wanting, the first conversation starts with a correction.

We would rather start with what the business needs: how many people, when, and how the space will be used. From there we can point to the suites that fit and give an exact number for each.

Terms that fit the tenant

We own and operate both buildings. That means we can set terms around the tenant rather than around a corporate schedule. Lease length, move-in timing and the right suite for a growing team are all part of the conversation, and all of them affect the figure.

What we do publish

We list every suite with its measured size, its floor and whether it is leased, coming available or open. We describe what is included. We post photos of the real rooms.

The number itself is a phone call away. Call (208) 949-9915 and we will give it to you on the first call, for every suite that fits.
